What are flat rate, full service listings?

Most real estate listing agents will work for you for a percentage based commission. Meaning they will list your property for a range of percentages of the final sales price of your home. The average tends to be around 3%, but it can be more or less. A flat rate agent charges just one fee! Full services means that we are here to answer all your questions, fully market your home, and guide you through the home selling process! So we charge you just one flat rate to get the job done based on what YOU want! Really!

What makes you different from other real estate agents?

Honestly… Nothing! We offer the same great service, marketing, and expertise as other agents and firms! We just do it for a lot less money! Most agents will give you their “value proposition” to separate them from the crowd. But…its pretty much the same stuff! All of them are the “#1 agent in their market”. All of them will get you “top dollar” for your listing. All of them have had 50 billion in sales… by themselves… even though they are on a team of 50 people who actually make those sales and get zero credit for it. Here, we are straight forward! No BS stats, no false promises, just hard work for a reasonable rate! Really!

What geographic areas do you serve in real estate?

We are licensed in both Washington and Oregon! In Washington, we are Really! Sells! In Oregon, we are Really! Have license will travel! We can list your property anywhere in either of those states. We have specific market knowledge from all the way from Thurston County, WA south to Yamhill County, OR.

Is paying less really worth it?

The old adage, “You get what you pay for!” is usually true. Caveat Emptor! The real question is, “Is what you are paying really worth the price?” Most homeowners don’t know that their listing agent may spend as few as 40 hours working on their specific transaction from the time they sign the listing agreement to the time they sign the closing documents. Statistics show that listing agents spend between 40 and 60 hours with one seller over the course of their contract. With a commission of 3% on an average sale price of around $600,000, that person is making as much as $450 an hour. Is it worth it? What do you think? Your doctor and your attorney are likely to make less per hour… Really!

Is flat rate real estate worth it on every home?

No… not always! In some cases, like manufactured home in a park, it makes more sense to pay the percentage of the sales price because it may be cheaper. Additionally, high end homes, commercial properties, and some multifamily housing require a different skill set than selling single family residential. Those properties can be better served by an agent with commercial or high end properties knowledge and experience. We still got you covered though! We can refer you to our network of listing agents that will meet your needs in those specific markets! Their pricing and work scope may differ, but you will still get amazing service! Really!

What about the buyer’s agent fees/commissions?

As the seller, you are under no obligation to pay the buyer’s agent fee. HOWEVER, smart sellers will ALWAYS include an incentive for your buyers to buy your home. In this market, that can look like paying a portion of closing costs, interest rate buy down, and paying their agent’s commission or a little bit of all three! We will help you negotiate your best incentives to reap the best reward! Really!
